What drives the price of Toowoomba retaining walls
Material is only part of the cost. On the Darling Downs, the ground does as much to the price as the wall itself. Deep reactive clay needs stronger footings, steep range blocks slow the build and limit machine access, and any wall holding back more than it looks needs engineering. How this is calculated
The estimate multiplies the wall face area (length times height) by an indicative installed rate per square metre for the material you pick, drawn from current South-East Queensland supplier and builder price guides. It rounds to the nearest $100 and leaves out GST, excavation, drainage, backfill and engineering, because those depend on your block. A few terms explained
- Wall face area
- Height multiplied by length - the area of the wall you see. Pricing is usually quoted per square metre of face.
- Surcharge
- Any load sitting above the retained soil, such as a driveway, building or pool. A surcharge means the wall needs engineering and council approval at any height.
- AS 4678
- The Australian Standard for earth-retaining structures. Engineered walls are designed to it by an RPEQ (a Registered Professional Engineer of Queensland).
- Form 15 and Form 16
- The engineer's design and inspection certificates (the paperwork council accepts) that confirm an approved retaining wall.
- Ag-drain
- A perforated agricultural pipe set in gravel behind the wall to carry groundwater away so it cannot push the wall over.
When approval and engineering kick in
In Queensland a retaining wall generally needs council building approval once it (plus any retained fill) is more than 1.0 metre above natural ground level, carries a surcharge, sits within 1.5 metres of a building or another wall, or combines with a fence to reach 2.0 metres. Approval is triggered by the wall's physical attributes, while the need for a licensed contractor is set by the value of the work, not the height.
